After 4 years in Fundrise, I have seen a 5% decline on my $10000 investment. Overall, it's rather meh. I like the idea, but it's just too slow and too little. I attribute the 5% decline obviously to 2023/2024 in which the market sucked, but even before then, the gains were not really seeing they'd be worth it. I'll just take out later and invest in something a bit more steady, even if just as slow.

Also please take into account the expenses of the custodian anything to do with the parking lot trimming the bushes washing the windows there's a lot of expense with the building that size as well as insurance if you want 500 charge about 650 just my opinion was a little experience behind me
Please put the rent at least 6:50 to compensate for utilities new businesses often end up short on rent sometimes so if you want 500 charge about $650 to compensate for utilities and also shortages or non-payment of rent it gives you some wiggle room for a nice tenant who's having a slow start or a dip down in business

Geez no frost protection in Michigan? I'd have a tough time moving forward without it. I can see omitting frost walls, but would still put rigid foam down 24" out to prevent frost heaving. Hopefully you have a good dry subbase and proper drainage.

Good encouraging video. I first discovered the idea of land flipping almost 2 years ago, and starting in January I joined one of the communities like yours. Things are tight right now and I'm not yet confident in all the more creative financing methods, so I've only sent a few letters on properties I absolutely know I can sell for a profit, but no responses yet. As I gain knowledge and confidence I've started flipping older video game stuff to make a little extra cash. I disassemble, clean, repair, and sometimes mod them. In the end the dollars per hour is a lot less, but I'm getting skilled at following the market, making deals, making sales. I hope to switch back to land next year.

@@Retipster I'll try to keep it short as I can. I'm 34 and my finances fell apart when the government shut down the economy in 2020. Things are very tight, and will be if all I do is rely on an 8-5 job. If that had never happened, I'd be nervous doing something new, but I'd be fine taking a risk. I'd find it an exciting risk to take. Now I've been burnt so many ways I'm terrified of getting further behind and having to say welome to walmart at 75 because of it. My mom has money and would be totally fine to finance 20k or so if I find a good deal, but if something were to go wrong then she would assume that either the concept doesn't work or I can't execute it so she wouldn't take that risk again. I'm pretty confident evaluating the market I'm looking at, which is raw land in my state. All that being said, I've only mailed on a couple plots that I KNOW the value of and the speed I can flip them, but it's just too much time investment for no return at the moment like you talked about here. That's why I started flipping old video game stuff. The market is easy to track, I have the skill to repair and mod, and the risk is low. Hopefully I get in a spot I'm not treading water trying to afford living and can focus on land exclusively. One last thing. I have considered that if I found someone who had shown success in flipping then I would be down to borrow from my mom and use it to finance them to make more and bigger purchases than they can with their own capital, but that hasn't happened yet.

Perhaps. It depends how you define 'digital.' Arguably, I would call it _actual_ real estate, but fractionally owned through a REIT fund.

I just wanted to note that I am a former RE paralegal & I really wish some attys would take the time to explain a title exam to their clients; I’d say around 89% of buyers don’t even care to know what a title search is, or what it entails etc; most times they don’t understand how important it is and I don’t think it’s fair that these clients are charged a legal fee and are expected to just “do their homework” 😕 Note to self: When you are considering using a Real Estate Attorney, make sure they are able to comprehensively explain the importance of title in depth. Make sure those attorney fees are worth your while! 💵💰

This form does not include important legal wording of "Joint Tenants with Right of Survivorship" for adding Spouse.
That wording varies by state (some states don't even recognize JTWROS). If it's not spelled out clearly, this usually defaults to a statutory standard (not an attorney, not legal advice).

Theres a difference SOMEHOW
It's a fine line. It's extremely easy to go from being ethical (helping someone get emergency cash out of an asset they don't want anymore), to completely unethical (gaslighting someone about the value of their property to secure a purchase price that gives you more than is fair for you to make). In my experience, it's exceedingly rare to come across people who currently own property assets who are also in a genuine financial emergency where they have to sell for pennies on the dollar and lose money. In discussions with other wholesalers about their low offers, I'm frequently disgusted by some of the tactics they use to push owners into agreeing to prices that are almost insulting considering the current comped market value. The guys I know who do it like me, and only deal with projects where there's going to be value adds in the deal before it gets assigned, tend to develop good working relationships with some owners who have larger portfolios and end up making 10x more in the same timeframe. You can scrape the bottom of the barrel for the little $2k-$5k assignments off of cheap lots you tear away from average struggling people, or you can put in more effort and go after the deals where everyone makes money. The current RE wholesaling trends aren't great, I can see the federal government making it illegal in the next decade or so if the whole "I'll offer you 30% of FMV" doesn't stop.

This strategy works one cycle, then has a massive loss.Sounds like not a lot of thought goes into it other than trying to squeeze existing tenants. This means whomever bought the facility from them has a huge opportunity to gain them back at the old price or even cheaper if they had a previously decent relationship.
